Right-of-Way Dedication at 17474 Georgia Avenue

RECOMMENDED ACTION (Motion):

Approve and execute the public right-of-way dedication of land located along the entire Morton Road frontage of 17474 Georgia Avenue, Tax Lot 2-2E-32AD-00404.

 

BACKGROUND:

The property’s south frontage along Morton Road currently abuts a constrained right-of-way width as narrow as 30 feet.  Public Works Standard Drawing Number 500 for Local Street Sections requires that right-of-way be comprised of a minimum of 40 feet in width.  A right-of-way dedication along the southeast boundary of the subject property of 10 feet is required to reach the minimum feet in width.

 

The property’s southern frontage along Morton Road currently has a right-of-way width of 50 feet.  The property opposite Morton Road from the subject property cannot develop further due to its size and zoning.  All of the remaining right-of-way required to bring Morton Road into compliance with a full local street section width of 54 feet is required to come from the subject property.  A right-of-way dedication along the most southern boundary of the property of 4 feet will bring this street section to full right-of-way standards.

 

Oregon City Municipal Code section 12.04.003 requires that new construction projects subject to detailed development plan review provide any necessary public right-of-way dedication to bring within compliance with local street standards.
