Right-of-Way Dedication at 312 Lawton Road

RECOMMENDED ACTION (Motion):
Approve and execute the public right-of-way dedication of 7-foot wide strip of land located along the entire Lawton Road frontage at 312 Lawton Road, Tax Lot 3-1E-01DA-06200.
BACKGROUND:
Building permit, BB-18-0042, is for the construction of a single family house addition at 312 Lawton Road. The house addition is proposed to be greater than 50% of the existing building square footage area. Oregon City Municipal Code (OCMC), Chapter 12.04 Section 12.04.003 is applicable and requires compliance for new construction additions which exceed fifty percent of the existing square footage of single family dwellings to provide any necessary public right-of-way dedication for compliance with the local street standard.
The public right-of-way at 312 Lawton Road is currently approximately 40 feet wide, and is required to be 54 feet wide for compliance with the local street standard. The subject 7 foot-wide right-of-way dedication is required for the exaction for one side of the street for the remaining 14 feet of needed public right-of-way width.
