Title

Body

RECOMMENDED ACTION (Motion):

Approval of Planning file SP 17-0119 with conditions

Approval of Planning file VR 17-0011 with conditions

BACKGROUND:

The applicant proposed to construct a two-story, 24-unit multi-family dwelling which is anticipated to provide affordable housing for veterans and their families located at 314 Pleasant Avenue.  The proposal includes a Variance request for the following design elements:

                     17.62.057.G.1 Architectural and Material Standards

                     17.62.057.G.2 Maximum facades width

                     17.62.057.J. Raised Ground Floor

The proposal mitigates the Variance through additional deign elements, enhanced landscaping throughout the site, and a large playground for children.

The subject site is currently vacant with the exception of a variety of trees including a designated heritage tree which is proposed to be retained with this development.
