Public Improvement Contract with DGS General Construction for Tenant Improvements to the Mt. Pleasant Annex (698 Warner Parrott Road)

RECOMMENDED ACTION (Motion):
Staff requests the authorization to execute the Public Improvement Contract (PIC) with DGS General Construction to construct a tenant improvement for the relocation of the Community Development Department to the Mt. Pleasant Annex.
BACKGROUND:
The Community Development Department office is located at 221 Molalla Avenue. The Building and Planning Divisions have leased this location since April of 2008 and are relocating to the Annex at Mt. Pleasant, 698 Warner Parrott Rd., prior to expiration of the lease in April of 2018. The building is structurally sound but improvements such as interior remodeling, new roofing, new siding, etc. are needed to assure a proper and safe work space. The Community Development Department issued a Request for Proposal for construction of the tenant improvement and selected DGS General Construction as the lowest pre-qualified bidder to perform the work. The work is anticipated to be completed in April of 2018 with a contract amount of $849,971.
The construction costs have been allocated in the Planning Division and Building Division 2017/2018 budgets.
