HR 16-03 Approval of a new detached garage in the McLoughlin Conservation District at 1303 JQ Adams Street

RECOMMENDED ACTION (Motion):
Staff recommends the Historic Review Board open the hearing for any new public comment, close the hearing, deliberate and vote on the application if the request for continuance has been rescinded by a member of the public who made written comment . If the request for continuance has not been rescinded, staff recommends the Historic Review Board continue this application to the October 25, 2016 meeting to allow the applicant time to address the neighbor’s concerns.
BACKGROUND:
The property owners at 1303 JQ Adams Street propose a new detached one-car garage onsite. There is an existing driveway approach on 13th Street near the location of the proposed garage indicating that, at some point, a garage as located onsite. The applicant is proposing a new detached garage in a slightly shifted location and will obtain the necessary right-of-way permits to revise the location of the driveway approach.
Denyse McGriff, land use chair for the McLoughlin Neighborhood Association, submitted written comments requesting a continuance for this application for lack of and/or confusing information in the applicant’s submittal. Unfortunately, Ms. McGriff was unable to attend the September 27, 2016 HRB meeting to comment on the proposed conditions of approval. The Historic Review Board felt that the recommended conditions of approval satisfied the concerns of Ms. McGriff and requested a special meeting on October 4, 2016 allow this issue to be resolved prior to the October 25, 2016 meeting.
